Caretaker wanted for Ranch in Kentucky – Full-Time Position (40hrs)

Looking for an individual or couple to monitor and maintain 500 acres in rural Kentucky and maintain ranch acreage, home, and cat sanctuary. Applicants should be in good health, resourceful, addiction and drug-free, and non-smoker. There is a zero-tolerance policy for drugs on the property. Background check will be required.
Responsibilities:
The primary responsibility is to ensure that the cat sanctuary is safe and secure. Bi-weekly checks of the perimeter fencing and maintenance of the 3-acre grounds may be needed to ensure the new sanctuary is safely walk-able and/or drive-able. Fencing repair with hog-ringers and gate maintenance is a must. Weekly checks of the 500-acre property to ensure no trespassing and/or illegal hunting, fence repair, etc., and downed trees to be chain sawed and moved is required. During hunting season, you will be required to monitor the property for illegal trespassing and/or hunting during early hours.
Qualifications:
Qualifications include someone who is honest, reliable, and trustworthy with excellent communication skills, experience in farming/ranching, chain sawing, weed-eating, tractor grading, and fencing repair. Carpentry, plumbing, electrical, mechanical and automotive skills are a plus. Daily communication with the owner requires phone or text, possible email and task app such as Microsoft To-Do.
In addition, provide general property maintenance and upkeep to include:
- Basic Farm competence which includes use, care, and maintenance of chainsaws, weed eaters, mowers, atvs, RTVs, chipper, Bobcat, John Deere Tractor, bush hogs.
- Repair roads and fences as needed; ranging from grading driveways with tractor and grader, to working on erosion issues of farm and in cat sanctuary.
- Fence maintenance: Maintenance and repair in cat sanctuary (will need to use hog-ringers) as well as perimeter fence work around property as needed. This may include paint and repair. Experience in this area is a plus.
- Purchase supplies for the property if needed.
- Light cleaning of the main house buildings, weekly weed eating and maintenance of main house grounds during season; lift heavy items, haul trash, as needed; light vacuuming of cat sanctuary houses, wash down exterior buildings and areas as needed, weekly care and maintenance of above ground pool and hot tub to ensure functionality and leaf maintenance.
- Seasonal window cleaning.
- Seasonal HVAC, generator maintenance experience a plus. You will be required to look at problem issues with various machines on farm and in the home first, prior to an experienced technician being called for any issues.
- Yard and property maintenance: manage weeds, monitor, and maintain seasonal irrigation, and start up, maintain and winterize farm equipment. Diesel mechanical experience a plus.
- Maintain electric gates at residences.
- Mowing and maintenance of paths during season. Downed trees will need to be cut up and put in wood pile. Limbs and thorn trees will be taken to a specific area for wood-chipping.
- Coordinate and meet with any approved vendor or contractor who visits the property.
- Provide or coordinate ATV and RTV vehicle repairs on occasion. Diesel experience a plus.
- Hooking up flatbed trailer hitch to truck and helping owner lift boxes and equipment will be required.
You will not be required to care for the cats unless there is an unforeseen emergency. You will be required to monitor the fenced in area, inside and out, which would include mowing, weed eating and removal of unwanted trees and vegetation, etc. You will have use of a work ATV and/or RTV during working hours for work and to patrol the property. These, as well as the other machines on the farm are work vehicles and need to be properly checked and maintained. All farm vehicles are not to be taken off the property or used during off hours without prior written permission, unless they need to go to the repair shop.
Housing is included with electric (up to $250 monthly unless there is a Winter Storm), water, and garbage. This is a 2 bedroom, 2 bath, single-wide trailer, and is located on the farm/sanctuary site, with a separate address from the owner’s residence. It is secured with private electric gates for which you will be given a clicker, and owner will drive here at least twice daily. Other work vendors also have use to this driveway if farmwork is needed. Extended-stay guests and roommates in the house will require prior written approval. Pets will be considered.
The property is exquisite, with deer roaming in wide open spaces. Super Walmart is less than 5 miles away and the town offers numerous restaurants.
