The Ranches at Five Pine Mesa is seeking a dedicated Caretaker to oversee the management and maintenance of our beautiful ranch.

ABOUT US

The Ranches at Five Pine Mesa is a private community consisting of 9 owners and 10 properties, located at the base of the pristine Flat Tops Wilderness area, near Yampa, CO. Our ranch serves as a retreat for owners to enjoy outdoor recreation and as a seasonal grazing location for cattle in the summer. Visit our website for more information about the ranch.

POSITION OVERVIEW

The primary responsibility of the Caretaker is to enhance the property, ensure owners’ experiences are comfortable and enjoyable, and maintain the functionality and aesthetics of the ranch. This is a hands-on role requiring a mix of maintenance, operational, and management skills.

KEY RESPONSIBILITIES

Property Maintenance:

Maintain and care for all association structures, including the barn and guesthouse (cleaning, painting, basic carpentry, and general upkeep).

Equipment Operation and Maintenance:

Operate and maintain association equipment (John Deere tractor, wood chipper, pickup trucks, ATVs, snowmobiles, trailers, etc.).
Perform welding, mechanical repairs, machining, painting, and general equipment upkeep as needed.

Owner Support:

Provide home security inspections and assist with repairs or coordinate contractors for owners as needed. Offer support for owners’ recreational activities and handle trash removal. Maintain a reservation system for owners guesthouse and performing Mattracks shuttle trips from winter parking to guesthouse or owners homes.

Road and Grounds Maintenance:

Maintain roads and driveways, including periodic grading and adding road base as needed.
Snowplow roads and driveways from late fall until road closure. Maintain winter road to allow safe travel for winter vehicles. Plow road in Spring to open road to normal traffic.
Oversee and maintain fences for cattle grazing and assist with the summer grazing lease program.

Weed and Tree Management:

Spray weeds and remove dead trees along ranch roads and owner properties upon request.
Perform tree/deadfall removal on owners properties up to 20 hours a year as needed.

Administrative Duties:

Assist with real estate showings, including granting property access and answering questions.
Provide monthly expense reports and input on the association’s yearly operating budget.

REQUIREMENTS

Proven experience in property or ranch management, maintenance, or a related field.
Skilled in carpentry, mechanical work, and operating heavy equipment.
Knowledge of road maintenance, fencing, and general land care.
Strong organizational and communication skills.
Ability to work independently and collaboratively with the association board and owners.

Reminder:

During winter, the road to the barn and cabin is closed to regular traffic for approximately four months and can only be accessed by snowmobile or a Mattracks vehicle. The Caretaker must be willing to live year-round in the living quarters above the barn. Typically, the current Caretaker maintains the road using the Mattracks truck up to the winter parking area and handles trips into town for errands at the same time.
